Get Pre-Qualified with a Mortgage Lender
Most of our clients take steps prior to previewing homes to get pre-qualified based on income, debts and desired monthly house payment. Taking this all-important step first will allow us to better select homes meeting all of your criteria and strengthens our offer over others once you find that dream home. A copy of your Pre-Qualification letter will be needed to accompany most Offers to Purchase as evidence that you have adequate credit and income to close the deal. If you have not started the pre-qualification process, relax! We can help with this as well.
The Search for Your Home
In today’s real estate market where information is so abundant, it is even more important to consult your buyer’s agent when you have questions on any homes you may have already viewed whether it was during an active showing, open house or online. We are experienced in the Triangle Market with new homes, resale properties and land. The gateway will give you a head start on other buyers in viewing available listings. At the same time, we will be searching for homes that meet your list of wants and needs and sharing the results with you. We will schedule showings and answer any questions you may have about the homes we see.
You Found Your Dream Home – Now What?
This truly is an exciting time and we really never get tired of seeing the excitement in a client’s eyes and face when you find that perfect home. Remember we share the same common goal, to obtain your home for the best price possible, the best closing terms possible, and with the least inconvenience to you. Prior to making a formal offer we will provide a current Comparative Market Analysis with Price Trending to help advise and inform you properly on the market. We will walk you through preparation of the Offer to Purchase and Contract in detail with emphasis on purchase price, financing terms, Due Diligence fees and dates, expenses, inspection terms and dates, closing date and conditions, and requests for personal property and step by step explaining and answering questions as they arise. All negotiations on your behalf will be documented in writing for your protection. In our market it is typical to present an offer accompanied by an earnest money check in the amount of approximately 1% of the offer which will be credited at closing. In addition, there may be a due diligence fee paid to the seller, which will be credited at closing. We will present your offer to the seller or seller’s agent and begin negotiations. Once all terms and conditions are agreed upon by buyer and seller, final signatures will be obtained, and a signed copy will be returned to you for your records.
After the Contract is Signed
The Fike Team will closely monitor the many activities from contract signing to closing to ensure that the closing is progressing in a timely manner and the terms of the contract are carried out properly. We will be present or be in continuous follow up during the next steps in the home buying process which includes the following important steps:

The Day Before Closing
The Fike Team will review the HUD-1 closing statement with you to make sure it is consistent with the contract and your mortgage lender’s Good Faith Estimate. We will verify the funds you will bring to the closing table. All funds you as the buyer need to bring must be certified and made payable to the closing attorney.
On Closing Day
Prior to going to the closing you will make a final walk through on your new home to verify that nothing has changed. The entire closing will take approximately 1 hour with most of the time devoted to signing the mortgage loan documents. In North Carolina the transaction is closed upon recordation of the deed at which time you will receive keys to your home. The Fike Team will be with you as you finalize the purchase of your dream home, Congratulations!
