Getting Started with The Fike Team
Much of the success of Weichert Realtors as the largest privately owned Real Estate Company in the world is a result of our two step listing process. At our first meeting, we will conduct a Personal Interview, first to get to know you and then allow you the opportunity to share with us your wants and possible special needs in the sale of your home. We will tour your home and complete the Getting to Know You and Your Home packet noting the key features of your home, along with taking a few preliminary photos. Once we know the particulars of your home, we are able to create a customized marketing plan for your home.
At our second meeting, The Fike Team will present a customized marketing Plan for your home even before signing any Listing paperwork. At this meeting we will explain in full detail how we will promote your home to the public and other REALTORS through our extensive advertising networks. A complete Comparative Market Analysis will also be presented to properly advise you in pricing your home to maximize your netted dollars at closing.
After Listing Your Home with The Fike Team
Once all the listing paperwork is complete The Fike Team will begin the marketing and advertising process by immediately completing the following:
When The Fike Team Receives an Offer on your Home
Upon receipt of an Offer to Purchase for your home, The Fike Team will prepare a Seller Net Sheet to confirm the proceeds based on that offer. We will review the offer to purchase in detail with emphasis on purchase price, financing terms, Due Diligence fee and dates, expenses, inspection terms and dates, closing date and conditions, requests for personal property and other items that may affect your net proceeds or create any inconvenience. All negotiations on your behalf will be documented in writing for your protection via the North Carolina Real Estate Commission’s recommended form, the Response to Buyer. Once all terms and conditions are agreed upon by buyer and seller, then final signatures are obtained along with the buyer’s earnest money. A signed copy of the contract will be returned to you for your records.
After the Contract is Signed
There are many steps to get to closing that must be closely monitored to ensure progress to closing is timely. The Fike Team will continuously monitor the following items;
a) Home Inspection
b) Well and/or Septic Inspection
c) Radon Gas Inspection
d) Termite Inspection
e) Buyer Financing Follow-up
f) Buyer Loan Commitment
g) Bank Appraisal
h) Request for Repairs Agreement
i) Seller Closing Information for Attorney
j) HUD-1 Review

On Closing Day
You did all the cleaning, dusting, mowing and shrub trimming to get to this day! As the sellers, your time at the closing will be about 30 minutes and will consist of signing the HUD-1 closing statement, the Deed and Lien Waiver, and any other required documents. The Fike Team with be with you to finalize the sale of your home, Congratulations!
